How Does Commercial Solar Actually Work?

Panels on your roof or on suitable land generate electricity during daylight hours. That power feeds your building first, offsetting what you would otherwise draw from the grid at that moment. When your facility uses less than the system produces, the surplus is exported and credited.

For a business, this creates two distinct sources of value. The first is direct: electricity you generate and consume on site is electricity you do not buy. The second is the credit you receive for surplus production. Which of these carries more weight depends heavily on when your facility actually uses power, which is worth looking at closely.

Unlike a home, a commercial system is also a capital asset. That means depreciation and potential tax credits factor into the overall picture in ways they never do residentially.

Where Does Commercial Solar Fit?

Municipal and community facilities

Arenas, community centres, and civic buildings often run consistent daytime loads and have large, uncluttered roof areas.

Industrial and warehouse

Large roof spans and extended operating hours make these strong candidates, particularly where equipment draws power through the day.

Retail and office buildings

Lighting, HVAC, and equipment loads typically align closely with business hours, and therefore with solar production.

Multi-tenant properties

Ownership structure and how electricity is metered between tenants both shape what makes sense here, and both are worth reviewing early.

Farms and agricultural operations

Farms often have different seasonal loads, building types, and financing needs. Nuvo reviews the operation, ownership structure, and long-term plans before recommending a system.

How Is a Commercial System Sized?

A commercial system is sized using your facility's historical electricity use, its daytime load, available roof or land, your utility rate, and your future plans. A larger roof does not automatically mean a larger system is the better financial decision.

Worth Knowing

Alberta splits grid-connected systems into two tiers. Systems under 150 kW fall into small micro-generation, which covers most commercial buildings. Systems from 150 kW up to 5 MW fall into large micro-generation, where exported power is credited differently. Which tier your system falls into affects the value of every kilowatt-hour you send back, and it is something we determine during the assessment.

What Actually Drives the Return?

While your roof size determines maximum capacity, your financial return is driven by two distinct pillars:

Avoided costs

Power you consume directly from your panels never crosses the meter, so you avoid both the energy charge and the variable delivery charges on it.

Monetized value

Surplus power you export earns credits on the energy portion of your bill, alongside federal tax credits and the first-year capital cost deduction.

Because avoided costs carry more value per kilowatt-hour, the business case comes down to one question.

When Does Your Facility Use Electricity?

A business operating mainly during the day can use more solar power as it is produced. That directly reduces the electricity it needs to buy from the grid during those hours. If the system produces more than the building needs, the extra can be sent to the grid for a credit.

What Incentives Are Available to Alberta Businesses?

The federal Clean Technology Investment Tax Credit is the most significant financial tool available to most commercial solar projects in Canada right now, and it has a defined window.

Refundable is the word that matters most here. A standard credit only reduces tax you already owe. A refundable credit can pay out as cash even in a year where your business has little or no tax payable, which changes the calculation considerably for organizations with variable income.

Labour requirements apply to claiming the full rate. Projects that do not meet them receive a reduced credit rather than the full 30%, so it is worth understanding these early rather than after a project is underway.

Commercial solar equipment is also a capital asset, which means depreciation may factor into your overall tax position alongside the credit itself. How the two interact depends on your corporate structure.

Municipal and Community Organizations

Organizations that are not taxable corporations generally cannot claim the Clean Technology ITC, but other funding paths exist. The Municipal Climate Change Action Centre runs grant programming for municipal electricity generation, which helped fund the Acme Community Centre project. If your organization falls into this category, it is worth reviewing what is currently available before assuming solar is out of reach.

The system went live on July 29, 2026, engineered specifically for Alberta's climate conditions and the building's metal roof structure. The $115,000 project was completed debt-free, funded through contributions from seven local service groups, the Village of Acme, and a grant from the Municipal Climate Change Action Centre.

In its announcement, the Acme Community Centre Association projected the system could reduce the Hall's electrical usage by up to 80 percent, potentially lowering its annual utilities bill from roughly $24,000 to approximately $5,000.
